Family Estate

The project I am hired for is building luxury vacation homes and a mansion for a real estate company that are interested in renting luxury vacation homes. The mansion will include ten personalized rooms, six rooms for the living space, thirteen bathrooms and three pools. This house will be located on a lakefront property and the owners want the water source to come from the lake. This property is on one hundred acres of land that has been cleared for construction. This house should operate from solar power and be able to house twenty vehicles. Four guest homes will be built located one mile away from each other and three miles from the main house. Each guest house will have a pool and be able to house two vehicles. All homes should have a fifteen foot iron gate surrounding them. The property will have a spa, two restaurants, and a tennis court. The house will be built from ground up by using the blueprint developed by a professional architect and approved by the shareholders.

Goals and Objectives

One of the goals for this project is to maintain control over the budget and the scope. This will ensure timely results and execution. The shareholders, who are invested in this project financially, will remain confident in the project and be able to trust that what was promise will be delivered. This is a costly project that is starting at the top of the budget, so it is extremely important that the budget is followed. This project is marketed to the rich and the wealthy so quality in every department will have to be delivered at one hundred percent, so the property will sale itself. The second goal for this project is constant and professional communication. Our goal is to ensure that every need is met and everything the client asked for was delivered with satisfaction. We want every the clients and the shareholders to be involved throughout this entire project for any impromptu changes or adjustments. This is a customized project and what we envision can be limited to the budget or the project, so adjustments are expected if any. Daily meetings will be held to ensure clear and accurate communication and to have a clear idea on the progress.

One of the objectives is to create a luxury vacation resort that ensures privacy and relaxation. We understand that sometimes being rich stands out; however this property provides every essential needed for a vocational stay, so you will not have to leave the property for anything. This property will provide an unforgettable experience of luxury services and activities with privacy enforced. The second objective is to create a community for upscale rentals to be able to rent the property throughout the year for personal stay. This community will be able to operate for family living and will be design to be family friendly for the persons who choice this property for their home.

Project Structure

The project structure I am going to use is project organizational structure. I choice this structure because this is a very costly project and requires the team to pay attention to detail, so with this structure I can develop a team of individuals to manage the details then report to me. A dedicated team structure is more appropriate for this project. These individuals that will form the team will have the professional skillset and experience to meet the clients demand. The project manager will have more control over the project and the shareholders will immediate access to any information need to make this project successful. This is a medium size project does not required a large team of professional to ensure that the job gets done. Less is more for this project due to the sensitive budget.

Customers and Shareholders

The customers for this property are the rich and the famous. This property is to ensure privacy and safety while enjoying luxury amenities. The customers will also be able to rent any of the properties for personal use and still having access to all the amenities. The customers will be able to give feedback for any improvements that will provide a better stay and service The shareholders will be private investors from local real estate companies.. These investors have properties in the nearby communities and want to expand to an upscale cliental. The local real estate companies have equally fund the project and now are shareholders for this project.
