Summary: Operate, preventively maintain, service, troubleshoot, repair and/or schedule repairs for facility systems.

Operate, preventively maintain, service, troubleshoot, repair and/or schedule repairs for facility systems, including, but not limited to, the following. Specific duties will vary location to location due to physical facility differences. 80-90%

  • Mechanical, electrical and plumbing systems.

  • Lighting systems.

  • Fire and security systems.

  • Emergency power systems.

  • Large and small commercial refrigeration.

  • Electronic and pneumatic controls and valves.

  • Hermetic, semi-hermetic and screw compressors.

  • Centrifugal and turbine pumps.

  • Specialized controls.

  • H.V.A.C. (heating, ventilation and air conditioning), including gas furnaces, forced air and radiant systems, rooftop units, air handlers, forced fan condensers, cooling towers and gear boxes.

  • Low-pressure steam valves and hot water boilers.

  • Electronic motors.

  • After-coolers and air dryers.

Perform other facility management duties as assigned. 10-20%

  • Maintain knowledge of all systems that are operated.

  • Maintain daily pressure, temperature and electrical demand logs.

  • Maintain water treatment daily logs. Complete water treatment maintenance, including pulling samples, testing and completing treatments.

  • Perform safety checks. Participate in inspections.

  • May prioritize and assign work orders.

Qualifications: The requirements listed below are representative of the knowledge, skill, and/or ability required.

Education and/or Experience:

  • High School Diploma or G.E.D., plus technical or trade school.

  • Stationary boiler license or first grade engineer license required.

  • Refrigerant certification required in all locations.

  • 3 – 5 years experience in commercial HVAC and building automation systems.

  • Valid driver’s license and acceptable driving record

  • Ability to work night, weekend and/or early morning hours based on business needs.

Language Skills:

  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.

  • Ability to write routine reports and correspondence.

  • Ability to speak effectively before groups of customers or staff members of the organization.

Mathematical Skills:

  • Ability to add, subtract, multiply and divide.

Reasoning Ability:

  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.

  • Ability to deal with problems involving several concrete variables in standardized situations.

Physical Demands:

  • Frequent standing, walking, using hands to finger, handle or feel, reaching with hands and arms, talking and hearing.
