In this report, an existing dilapidated residential graded II listed stately home is considered for conversion into a luxurious boutique hotel. The luxurious hotel to be constructed from the building will also host a conference suite and meeting rooms. The report will consider a number of factors including the existing condition of the building, modifications suggested and the construction approach which will be adopted for the building. Appraisal of the likely condition of the building The building is made of traditional masonry construction. It has timber floors and pitched roof structure. The external windows are made from original timber sashes. Its scheme includes an expansive modern rear 3-story extension which houses a fitness gymnasium, health spa, and there is also an outdoor swimming pool. The four years without being inhabited has seen marginal deterioration in its condition. Other than the decaying welsh slate roofing, there are other areas likely to have deteriorated over the time (Brian, 2000). In appraising the likely condition of the building, a number of considerations will be made, more particularly in respect of the key areas which might be affected by reconstruction works. Having been uninhabited for the last four years, the site is most likely covered by vegetation which will need clearing. This will require clearing of the site and pave way for works and establishment of the hotel. Nonetheless, not much of these works will be affected by regulations guiding renovation of listed property. Other than the site, there are various areas whose conditions are of interest given they directly impact on the appearance of the property. Firstly, are the windows, as already mentioned, the external windows are original timber sashes and as such will require a little renovation. The windows are likely to have deteriorated with some form of decay in some areas recorded. Nonetheless, replacement will not be considered as this could alter the overall appearance of the windows. Instead, renovation will be done. Nothing which would create aesthetical difference to the original appearance will be added to the Windows. The stairs are also of importance as they may pose a risk to clients and staff who will be at the hotel. The stairs are likely to have faced little or no effect during the period of inhabitation except if it had been subjected to moisture conditions. Nonetheless, this is not expected. The roofing although expected to remain strong, might need a few reinforcements to ensure it maintains its structural integrity. The roof could also be subjected to poor and deteriorating conditions due to poor and deteriorating condition of the roof coverings and the ongoing and long-standing water penetration problems. Such are associated to decay of timber of below the gutters and the parapets. Heavy rains are a frequent cause for water penetration of water into timber structures consequently overloading the hidden parapet guts as well as their outlets which are subjected to rainfall. In general, the interiors of the building were more or less impressively fitted but have suffered major damages. Most of the interiors of the house have suffered considerable portion of the original details. Nonetheless, the interiors just like the exteriors are still intact.
